The Grand Estates Transit-Oriented Development is 152 urban living units within a mixed-use neighborhood in Douglas County, Colorado, directly across from the Park Meadows Light Rail station. Four floors of apartments above two floors of parking establish a dense and efficient use of a constrained site with space for landscape, buffering of adjacent office and retail uses, and progressive ecological stormwater management systems incorporating bio-swales and constructed wetlands.
The site planning and orientation of the building facilitates passive solar benefits and spectacular views of the Rocky Mountains. Utilizing Xeriscape principles, the landscape utilizes a colorful palette of native and drought-tolerant plants designed for four-season beauty. Green walls provide ambience to the building and provide passive cooling benefits.
