This project started towards the end of 1998 as a $1.8M minor renovation of the media center and several other isolated instructional spaces, and construction of an enclosed connection between the main building and a detached structure containing science labs.  As we began the design process, the facilities maintenance staff contacted the design and construction director with concerns over the number of emergency service work orders on the hot and chilled water loops, which were original to the 1968 facility.  The original piping was so deteriorated that system-wide failure appeared imminent.  As the extent of the resultant project became clear, we began discussions about needing to empty either significant portions of the school for several academic years, or the entire school for one school year.  As the result of a series of meetings and presentations with facilities design and construction, the administration, parents, and students, it was concluded that the best course of action was to vacate the campus for one academic year and compete all the work at once.  Once you have decided to empty a campus for a year, it makes sense to address all known needs.  So the project scope was increased to include all scopes of work from the next four phases of bond projects.  This included reconstruction of all parking lots including separation of bus, staff, and parent/student traffic; complete replacement of HVAC, electrical, and fire alarm systems; reconfiguring the school to meet current program requirements, including reconstructing the kitchen and reconfiguring the serving lines; replacement of all interior doors and frames; replacement of exterior windows; relocation of main entrance from the south to the east side of the school; construction of additional egress stairs and elevators; construction of new accessible stadium entrance.  The final scope was ten times the magnitude of the original; but the project schedule was not adjusted.  Due to the construction of another new school nearby, there was only a one-year window of opportunity to vacate this school.  So the design was completed in a five-month period; and construction was completed in 13 months..
