The use of Virtual Construction
Key Outcomes:
· Safety, Cost Savings: A tight site within a residential neighborhood andoccupancy in the mansion during portions of the construction was a majorconcern for pre-project planning. Team discussions about means and methods andlogistics centered around the model that was built. The BIM assisted with tempparking, pedestrian paths, and crane placement communications with neighborhoodand client through site logistics images.
· Quality, Efficiency: In an effort to touch the mansion lightly the team provided a highdefinition laser survey of existing mansion connection point to create accurateas-built drawings for architectural and structural teams to create alignmentdrawings.
· Improved Rate of Project Completion: Faced with the clients expectation to reopen themansion prior to the Christmas season and an already tight constructionschedule a second HDLS scan was utilized in conjunction with the BIM to assistwith layout of stair tower that connected the mansion to the new building.Confidence in data collected and the layout allowed the team to orderstructural steel without field verification dimensions saving the rework of over$30, 000 dollars in steel.
· Safety, Cost Savings, Efficiency: Coordination of structural steel model, architecturalmodel and structural concrete model ensured pilasters, columns, anchor bolts,brick ledges and embed plates were cast accurately. This created efficiencywith self-performed work crews through the use of a single drawing per pourinstead of up to eight contract document drawing sheets.
· Quality, Efficiency: 3D coordination was key to the successful installation of the MEPsystems in the tunnel link between the existing mansion and the new museumfacility.
· Quality, Efficiency, Mentoring: Assisted fire protection with routing of piping to ensurenot a single ceiling needed to be lowered to accommodate uncoordinatedstructural steel and MEP systems.
First laser scan of the Turnblad Mansion completed in October of 2010. This scan was utilized for as-built documentation to complete the construction documents.
